Land Law-contract of sale-agreement to procure assignment of leaseholds-vendor does not take "reasonable steps" to procure assignment if commits acts which would result in termination of lease-obligation to defend action for termination not fulfilled if vendor compromises action without reference to purchaser's interests and so as to result in earlier termination
