The Secretary of State makes these Regulations in exercise of the powers conferred by section 25(2) and (3) of the Leasehold Reform (Ground Rent) Act 2022( 1).
1.—(1) These Regulations may be cited as the Leasehold Reform (Ground Rent) Act 2022 (Commencement) Regulations 2022.
(2) These Regulations extend to England and Wales.
2. In these Regulations “ the Act” means the Leasehold Reform (Ground Rent) Act 2022.
3. Subject to regulation 4, sections 1 to 19 of, and the Schedule to, the Act come into force on 30th June 2022 (insofar as not already in force).
4. Sections 1 to 19 of, and the Schedule to, the Act come into force for the purposes of leases of retirement homes( 2) on 1st April 2023.

These Regulations bring into force the Leasehold Reform (Ground Rent) Act 2022 (c. 1)(“ the Act”) insofar as it is not already in force.
Regulation 3 brings into force, on 30th June 2022, sections 1 to 19 of , and the Schedule to, the Act (insofar as not already in force) for all leases except for leases of retirement homes (as defined in section 25(5) of the Act).
Regulation 4 brings into force, on 1st April 2023, the provisions mentioned above for the purposes of leases of retirement homes.
The Explanatory Notes for the Act provide an explanation of the provisions in the Act and will be available onlinehttps://www.legislation.gov.uk.
